Grass type
Each system is designed for the variances in water requirements for each type of grass.

Soil Type
Each different soil type is taken into consideration when determining how long and how often to water.

Flowerbeds
All systems have flowerbeds and landscaped areas zoned separately from areas designed to grow grass. This is to ensure that every part of the lawn can be watered efficiently with the proper amounts of water. Flowerbeds have different precipitation rates than grass, and therefore they need to be zoned separately so they can all get the proper amount of water.

Borders
Sprinkler heads are placed on all property borders to get the most efficient water use. When sprinkler heads are placed on the property borders, no water is wasted spraying the street or a neighbors property.

Precipitation
Every system assures uniform precipitation so all parts of the yard get an even amount of water. Even the sprinkler head farthest from the water source will put out an even amount of water as the sprinkler head closest to the water source.

Rain Sensor
Rain sensors are used to detect rainfall and automatically shut the system down during rainfall to prevent over watering. Rain sensors are optional.
